In the new commercial district Skyline Hill in Würzburg, located on the former Leighton Barracks housing area, the JS16 office building has been developed as a modern new-build office property. Multifunctional lighting and acoustic sail systems provide optimal conditions for thermal and acoustic comfort while ensuring consistently hygienic indoor air quality.
Since 2018, the site of the former US military base in the eastern part of Würzburg has been gradually transformed into a diverse new urban district. The urban development objective of this conversion project is to create an open, vibrant environment for living, working, recreation, shopping and education across the 134.5-hectare site. The eastern Quarter VII is home to the “Skyline Hill” commercial area, which also includes the new JS16 office building at Hubland. The project was developed by Oechsner-Kratz Grundbesitz III GmbH & Co. KG, Würzburg. Architectural design was provided by oechsner architekten ingenieure GmbH.
The four-storey, cubist new-build accommodates various office and administrative spaces on a gross floor area of 3,818 m². The building’s exterior is characterised by its striking Corten steel façade and expansive south-facing terrace areas. Large windows allow abundant daylight to penetrate the interior, creating an open and inviting atmosphere. A distinctive contrast emerges from the combination of light-coloured wall and timber elements with exposed concrete surfaces and black steel accents. A key design principle was the creation of an energy-efficient and sustainable building. As part of this concept, a photovoltaic system with an output of approximately 60 kWp was installed.
Building heating and cooling are provided via concrete core activation using water circuits embedded in floors and ceilings. This system is complemented by various modules of the high-performance INDUSAIL system, which combines acoustics, lighting, cooling and ventilation. It offers maximum flexibility in the design of modern office environments. In the LUMINOUS version, the focus is on lighting, while the SONIC variant is designed to prioritise sound absorption.
In the individual and group offices, INDUSAIL LUMINOUS Plus lighting sails are installed. Their translucent diffuser fabric delivers energy-efficient LED area lighting. The glare-free panels are specified in a “tunable white” version, allowing the colour temperature to be continuously adjusted between cool white (6,500 K) and warm white (2,700 K). This enables circadian lighting control in line with natural daylight conditions, depending on the time of day and weather. As a result, optimal illumination of the workspaces is ensured, supporting fatigue-free and focused working.
In addition, sensors integrated into the modules ensure consistently high indoor air quality in relation to room temperature. In the LUMINOUS Plus configuration, room air is routed through an add-on recirculating cooling unit and then supplied back into the space via the highly inductive, integrated INDUL linear diffusers. Thanks to the specially developed discharge geometry, extremely fine individual air jets are created, enabling efficient induction of room air at their surface. This decentralised cooling solution provides excellent thermal comfort with pleasant temperatures and without the risk of draughts. Each sail can supply up to 120 m³/h of primary air to the office spaces.
In the ceiling area of the multi-storey atrium, the visually identical INDUSAIL SONIC Plus acoustic sail system – also featuring recirculating cooling – was additionally installed to enhance room acoustics. Owing to its excellent sound absorption performance, it is ideally suited for use in open building areas. The absorber material with a visible glass fleece facing also supports harmonious interior lighting thanks to its high light reflectance of over 90%.
